Linens and towelling are two of the most important commodities in a hospitality sector establishment, particularly with skyrocketing cotton prices, and deserve to be looked after properly. The Textile Services Association (TSA) in partnership with the Institute of Hospitality and the UK Housekeepers Association (UKHA) is working to save the hospitality sector money by improving the way linen is managed. </p>
<p>This helpful guide will provide tips and advice on how to best manage a hospitality business’s linen room and laundry.</p>
<p>SELECTING LINENS<br />
The selection of materials for a hospitality facility varies based on the type of facility and the budget. For example, when selecting sheets, many hotels may select a 70/30 polyester/cotton blend to obtain durability, reduced shrinkage and affordability. However, a five star hotel may prefer to make a significant investment in the luxury, strength and softness of high thread-count combed (percale) cotton sheets, which can range from 180 to 1200 thread count.</p>
<p>There are numerous items that fall within the laundry or linens category including:</p>

<p>PHYSICAL PROPERTIES OF THE LINEN OR LAUNDRY ROOM<br />
A large hotel’s store room might contain tens of thousands of pounds worth of linen at any one time. It will have regular deliveries of fresh stock and unclean linen waiting for removal and laundering. A linen room or laundry room needs to be secure and yet have easy access. </p>
<p>Here are some suggestions for the physical properties of a laundry or linen store room to help manage linen or laundry rooms better and so improve the way linens are looked after. </p>
<p>•	The linen store should be located in the main building to improve security and to reduce manual handling for both clean and dirty laundry.<br />
•	Make sure that the linen room or laundry is situated in the best place i.e. on the ground floor to make it easier to take deliveries, away from public areas and with doors wide enough for staff to manoeuvre trolleys.<br />
•	The linen store must be clean and dry &#8211; avoid damp walls, cellars, etc, which could result in smells, moulds or spores or bug infestations.<br />
•	Never store any linen that might be damp. Any used damp linens should be stored in plastic bags and away from clean linens.<br />
•	Make sure there is adequate space and organise the laundry room so stock can be seen and to allow for deliveries.<br />
•	Shelving should be smooth and made of materials to avoid staining, snagging or tears – ideally not wood – whilst allowing for the circulation of dry air.<br />
•	Flooring should be vinyl covered to protect the linen and to prevent staining &#8211; avoid concrete.<br />
•	Make sure the store is well lit to ensure the health and safety of staff and to make stock selection and checking easier.<br />
•	Rotate the linen stock to avoid light damage and to reduce wear and tear. Work to an agreed schedule with the laundry supplier.<br />
•	Keep the linen room secure at all times.</p>
<p>SECURITY FEATURES<br />
How safe is your linen? A typical hotel room might contain up to £30 worth of linen and a large hotel might store as much as £30,000 worth of linen. Linens are an extremely valuable asset and it pays to lock up laundry rooms and track linen supplies.</p>
<p>Here are some top tips to keep linen safe and secure:<br />
•	Store linen inside – both clean and dirty, but make certain they are kept separate.<br />
•	Keep the linen store locked and tidy.<br />
•	Keep housekeeper trolleys covered to prevent theft.<br />
•	Never leave linen unattended and unprotected.<br />
•	Install CCTV to capture suspicious behaviour and to act as a deterrent.<br />
•	Make sure all doors are lockable.<br />
•	Have keypad entry systems during the day with all doors locked at night.<br />
•	Keep on-corridor storage safe and secure.</p>
<p>MISUSE OF LAUNDRY<br />
Would you use a bath towel to clean the floor? Or clean drinking glasses with a pillow case? If staff know that a duvet cover might be worth £10 or more, or a bed sheet is worth up to £7, staff will understand why they should use the right material for the job. </p>
<p>Share the following guidelines with staff to ensure linen is used for the purpose it was intended:<br />
•	Do not use linen other than for its purpose.<br />
•	Do not use linen to wedge open a door.<br />
•	Report damage and stains to the head housekeeper.<br />
•	Keep laundry and cleaning materials separate to avoid contamination.<br />
•	Report guest misuse or damage from hair dye, fake tan or shoe polish.<br />
•	Report all instances of bad practice and stock abuse to your laundry supplier.</p>
<p>BEDBUGS<br />
Housekeeping staff play an essential role in the avoidance and immediate elimination of bedbugs. Staff should be trained to look for any evidence of bedbug infestation and report their findings to the head housekeeper for further action. </p>
<p>Housekeeping staff should look for the following telltale signs:<br />
•	Bedbugs are small, 1mm to 5mm long, and are coloured buff to dark chestnut brown.<br />
•	Bedbug faeces are small black specks located near the site of infestation.<br />
•	Blood spots and smears – sometimes appearing black instead of red – may be evident on linens.</p>
<p>By eradicating a bedbug infestation immediately a business can save its reputation and reduce extermination costs. To obtain detailed information and guidance about how to address bedbugs, refer to the Institute’s Management Guide on Bedbugs (see Further Resources).</p>

Following these guidelines on linens should assist housekeeping staff and owner/operators of hospitality businesses to get the most out of their linen investment and laundry operations.</p>

The arguments surrounding on-premise laundry versus linen hire are well rehearsed. Volume is one issue &#8211; large, busy hotels haven&#8217;t the time to service laundry needs and, in city centre hotels, the space a laundry would take up is better utilised for something that has a revenue-generation element in it. Those who favour on-premise laundry talk about the problems with linen hire of quality control, delivery and annual cost.</p>
<p>Yet while the argument has been black and white in the past &#8211; you are either an on-premise laundry user or linen hire user &#8211; a hybrid arrangement, where bedsheets and tablecloths go out to linen hire but towels are done through on-premise laundry equipment, is beginning to grow in popularity.</p>
<p>The reason for this, according to Malcolm Martin, product manager for laundry equipment manufacturer Miele Professional, is often where a hotel has a fitness centre, spa or pool. &#8220;That creates a high demand for towels throughout the day, and to carry enough stock through linen hire can work out expensive,&#8221; he says. &#8220;With the on-premise laundry, wet towels can be washed, dried and back in the leisure centre in a couple of hours.&#8221; And, unlike sheets and tablecloths, adds Martin, towels don&#8217;t need ironing.</p>
<p>One of the arguments against on-premise laundry has been the capital cost, as if that were the only cost involved. As is happening increasingly with kitchen equipment, people who buy laundry equipment are looking beyond capital cost and studying whole-life cost. This includes servicing, labour, detergents, life expectancy and space costs, since each area of a hotel uses part of the structural, financial and administrative budget. When the whole-life cost of on-site laundry is measured against that of linen hire, then the difference in costs can become marginal.</p>
<p>Manufacturers of laundry equipment have recognised that customers are taking account of whole-life costs, and many have seen reduced energy and water costs as the route towards building market advantage. </p>
<p>Washing machines and tumble dryers have traditionally been powered by electricity, but gas models are becoming more widely available, and gas can be a cheaper source of energy. Even the companies that manufacture commercial detergents are recognising energy issues and, while 60íC was the standard wash temperature a few years ago, there are now detergents coming to market that will wash with complete efficiency at 40íC.</p>
<p>As with dishwashers, the cost of the water a machine uses is also being addressed. In addition to machines that use less water, water-recycling systems are becoming available which can save up to 30% on consumption. And heat recycling from tumble dryers is becoming popular, with up to 60% of the heat generated capable of being reused.</p>
<p>While tumble dryers with manual time settings are still popular, it is a very inefficient method of control. Much better to buy a machine with a humidity sensor that will halt the heat cycle the moment dryness occurs. As well as being a waste of energy, continuing to run a tumble dryer after the laundry inside has dried can be a fire hazard, as the appropriately named Smoke House hotel in Mildenhall, Suffolk, found out.</p>
<p>Following a small fire in the tumble dryers, the hotel needed to replace them, but head housekeeper Sadie Sterret was concerned about future fire hazards. Her answer was to buy a dryer with a sensor-activated fire-extinguishing system from the American Dryer Corporation. The system uses two sensors which detect the change in temperature when a blaze starts in the dryer drum. This activates a water vapour mechanism which douses the flames within seconds and starves the drum of oxygen. The drum then rotates, soaking all the washing to ensure the fire is fully extinguished. Sterret says that, after the fire, having a tumble dryer with such a safety control gives her much greater peace of mind.</p>
<p>The huge volume of laundry a hospital has to handle, along with hygiene issues, has meant that many hospitals operate their own laundry system; but on-premise laundry for residential and nursing homes is beginning to gain ground, too.</p>
<p>Stricter EU legislation on thermal disinfection temperatures is now in place, and there are HACCP procedures for staff when handling and washing bedding that is subject to soiling by body fluids in a healthcare environment. </p>
<p>The newest laundry machines have been developed to take account of this and can offer far higher washing, drying and calendering temperatures. High-temperature services are also available from linen hire companies, but for the low-margin residential care market it is a cost too hard to bear.</p>
<p>Look after your laundry</p>
<p>Linen hire should offer accurate wash control, since competition is fierce among laundry companies. On-premise laundry quality levels can be more erratic, often being operated by general assistance staff who may be part-time or have difficulty understanding instruction sheets written in English.</p>
<p>With an on-premise laundry installation it is important that operational procedures are clearly laid down and monitored. To neglect this will result in equipment underperformance, poorly washed fabrics and, worst of all, damage to the laundry equipment.</p>
<p>The biggest cause of washing underperformance is overloading of either the washing machine or the tumble dryer. Overloading the washing machine has a double hit: neither the water nor the detergent can properly circulate and do its job; and the weight of dense, wet fabrics puts a strain on the washtub spin motor and its bearings that it was not designed to take.</p>
<p>The same performance and spin motor stresses apply to tumble dryers. Overloading a tumble dryer does not make the dry cycle cheaper to operate; in most cases it works out more expensive.</p>
<p>Yet manufacturers carry some blame for inefficient operation in the way they describe the optimum capacity of a machine. The common way is in terms of load capacity expressed in kilograms.</p>
<p>Just as oven manufacturers cannot agree on what constitutes light-, medium- and heavy-duty equipment, those who make laundry equipment are flexible in the ways they describe load capacity for a drum.</p>
<p>The second-biggest cause of underefficiency in on-premise laundry equipment is incorrect detergent dosing. The most effective way to introduce detergent is to use an external dosing unit. This will deliver exactly the right amount of detergent and softener for the load. Hand-loading of detergent can lead to underperformance or so much detergent in the fabrics that skin irritation or premature damage to the fabric can occur. Even worse is when a washing machine has been so overloaded with detergent that it foams out of the overflow valve. That will lead to fabric damage as well as being a waste of detergent.</p>

Hotels in Scotland are outperforming the rest of the UK despite a general fall in revenue, according to new figures.</p>
<p>Scottish hotels experienced higher occupancy and revenue levels, with the north of the country performing best, according to a monthly report by accountancy firm PKF.</p>
<p>The number of room bookings in Scotland rose by 4.1% during January compared with the same month in 2011 while there was an increase of 2.5% across the UK as a whole.</p>
